In Tibia, players with a Premium Account have the option to rent a house or shop for storing items and sleeping. Leaders of a Guild also have the ability to rent a Guildhall for everyone in their guild to call home.

Benefits
Having a house offers many great advantages, here are a few of them:
Controlling who has access to the house, and who can open/close each door.
Storing an infinite number of items.
Being able to sleep in a bed to regenerate Hitpoint, Mana, Soul Points and train your Skills while offline.
Safely display your items to other players.
Protection Zone.
Like real estate in real life, over time houses increase in value. On older servers, you can sell houses for large amounts of money.
In houses with separate rooms, you can charge other players money to “rent” a room so that they can use a bed.
Getting a House
In order to get a house you need a Premium Account and enough money to afford it. Houses are generally more expensive in older worlds. Prices are also A LOT higher in Non-PvP Game Worlds.
There are two ways to get a house. The first way is through an Auction via the houses section or the House tab in the Cyclopedia. The second way is to purchase a house from another player, i. e. a House Transfer.
Please note that since November 19, 2019 up to three houses per world per account are permitted. Before this change it was possible to own only one house per world per account. Despite this change, however, only one house transaction (bid or transfer) is possible for each character at a time.
Auction
The amount you can bid is limited to the money you currently have on your bank account, but keep in mind that this amount get reserved in your bank account (that is, you are unable to use it) until someone overbids you or the auction ends. Please note you cannot remove your bid once you make it, however you can lower or raise it. If you win the auction, you will have to pay the winning bid plus the first rent (the money is deducted from your bank account).
If your Premium Account ends during the auction, it will continue normally. However if you win the auction as a Free Account player, you will have to pay the winning bid plus the first rent but you will not get the house (it will be put on auction again). So you should think twice.
The fee for the rent will be debited automatically from your bank account every 30 days, so have sure you have enough money in the bank when the rent is due.
Transfer
The other method is to look for other players that are selling their house. You might even offer to buy a house that you want, even if the player is not advertising that it is for sale. Sometimes they might sell it to you. Buying a house from another player is not dangerous since Tibia has a safe method of transferring a house from one character to another.
The seller initiates the transfer by first logging in on the Tibia home page. Then select “Community” > “Houses” and select server and city and find your house. Click the “Move Out” button. Now check “Yes, I want to leave my house”, set the transfer date and the receiver of the house and do not forget to set the transfer price. When ready press the “Submit” button. Like the house auction, a house transfer can also be initiated by similar steps in the Cyclopedia.
Now the buyer needs to login to the Tibia home page or check the house on the Cyclopedia in order to accept the transfer (date, house and price). If the buyer accepts, the transfer will take place after the server save on the specified transfer date. The seller needs to empty the house before the transfer takes place.
The money of the rent will be debited from your bank account at the same date that it was due for the previous owner, and then will be debited every 30 days. If a house is transferred in the due date, the new owner will have to pay this rent while the house is transferred.
Losing the House
You will lose your house in the following cases:
You do not pay the rent within seven days after the rent is due
Your Premium Account expires
In the case your Premium ends, you will lose the house at the next server save. However you will still be able to transfer the house to another player while you are Free Account (the transfer always happens before the house could be lost, if both are set to happen at the same server save).
If you got banished and then cannot login to deposit enough money on your bank account to pay the rent, you can ask for a friend to transfer money to your account. The rent’s money will be debited normally from your bank account, whether you are banished or not.
Managing the House
Every house owner can manage their house using in-game house spells. The house owner always has ultimate access to the house in every way, but all other characters must be assigned a certain right before they can use it.
Characters that are invited to a house can enter anywhere they can reach. If a door is closed, only those with the right to that door can open/close it. However, if the door is open, anyone with an invitation can enter.
Note: consider “flushing” your house invitation lists every now and then. If one of the invited characters are deleted, their name will not be automatically removed from the invitation list. An informed player may create a character specifically to rob your house.
Guest List
This list determines who is able to enter the house. Any player on the guest list can enter the house, and can enter any room in the house, but they cannot open or close any doors. Therefore, if the front door is closed, the player will not be able to get in, even if they are invited (see section on Door Access below). Owners and Sub-Owners can edit the guest list by standing in the house and using the aleta sio spell.
Sub-Owners
Sub-owners of a house have the ability to edit the Guest List and kick other characters out. Owners can edit the list of Sub-Owners by standing in the house and using the aleta som spell. A house may have 10 sub-owners as a maximum.
Note that only Premium players can be active sub-owners and have those special abilities.
Door Access
Door access lists determine which players are able to open and close specific doors. There is a separate door access list for each door in the house, including the front door. Owners can edit the door access list by facing the door, and using the aleta grav spell. These lists work in the same way as the Guest List.
The House Spells
These are the house spells to modify the rights to a house. Note that some of these may require an elevated privilege, i. only owners can add subowners, only owners and subowners can invite, etc..

Use this spell while either standing in a doorway or facing the door on either side of one. Edit the list of characters that can open and close the target door. While open, all characters that are on the house’s invite list may enter even if they don’t have rights to the door.
List Syntax
Players may have an invite list of up to 100 characters. Inputting more than this will simply not submit (it will revert to the previous stage). Thus, to invite over 100 characters another method must be used. Wildcards can be used to invite characters with similar names, guilds or even ranks of guilds. What follows is a table of symbols used in the guest, door and subowner lists of houses.

In the above table, red text indicates select characters that will not be invited or, in the case of an exclusion (! ), strictly uninvited.
Always remember to put the exclude list on top of any wildcards that may interfere – the server does not interpret an exclude line after they have been invited, either explicitly or implicitly. That is, it reads the list as it is formatted, top-to-bottom. It can be good practice to put them on the top of the invite list. This will function as a universal exclusion list in case an edit to the list were made.
The symbols above can be combined but some symbols must start at the beginning of a line (#,! ).
The question mark (? ), marking a single-character wildcard, can be used anywhere in the name, e. g. A? ocalypse would match Apocalypse. They can be used multiple times in the same line, so Or? ha? a? l would match Orshabaal.
The hash (#) is meant to indicate a comment, and you can find one such comment on the top of your invite list, but if you try to input a custom comment, it will be removed when you submit it. It is unknown if this is intended, but in the meantime if you need comments you can use a tilde (~) which counts toward your 100 character limit although no character may have tildes in their name.
The asterisk (*), marking wildcards of infinite length, can be used anywhere in the line and may be used multiple times. In the example Aabaa Aabaa, A*a would match characters beginning with A and ending with A. A*b*a would take that a step further by inviting characters only with a B in the middle somewhere. By leaving a lone asterisk in the begininng of a line you will invite every existing player into the house.
Note that there are risks involved in using wildcards. A character may gain unauthorized entry if the wildcard pattern also matches their character name and they aren’t on the exclude list. If the character list wouldn’t otherwise change often and the list has less than 100 members, it is much safer to invite single players.
Decorating the House
Tibia has many options for decorating your house. Most people like to lay their prized possessions on the floor so that everyone can see how powerful and accomplished they are. Some people use Furniture to decorate their house, and almost everyone has some kind of wall hanging, like a Wall Mirror or a Tapestry. Some people even have more exotic decorations, like Model Ships, Telescopes, Rocking Horses, and Christmas Trees.

If you have already bought your house, you must know a few commands that will help you to control your use them, you must be inside of your house and say the following words:
Use this command to open and edit the guest list. Keep in mind that the person invited through this command can only enter the house if the door is open.
There are a few shortcuts that will ease the owner’s life, so check them out!
*To invite the entire server, just add a * on the guest list. Everyone will be invited to the house.
Be careful with this command, it is short but can cause a lot of trouble. Make sure not to invite the whole server while your items are exposed, you don’t have take this risk, right? BE CAREFUL!? Can be used to replace a letter from the nickname that you want to ’s say that you forgot how to write the guest’s nickname. You can add some of the letters and use the? to replace a few letters that you forgot. The amount of letters and signs must be the same as the guest’s nickname or it won’t a few examples:
You must to be carefull while using this method. Let’s say the your guest’s nickname is Suzy Kill and you write Suzy K???. If there’s another person with a similar name, like Suzy Kiiu, this person will also be invited to the house!
~You can add this sign as a comment to remember you about the invited player. However, the description will disappear after the server save): It can still be useful if you are organizing a party at your house!

Let’s say that you have a guild called Angels and want to invite only the Cherubs to your guild house, so you will write in the guest list:

Using this sign in front of a nickname will block the player from entering the house.

This command will allow the player to control a specific door of the house. Stand at front o the door and use the command to add the the visitor permission. This is an important command, be careful with it!

With this command you can add sub-owners, and they will be able to edit the guest list too! Be extremelly carefull with this command as it is extremelly important! This command can only be used by the house owner
If your friend lock you inside of the house, just use this command to be kicked out of it!
We know how fun it s to have a beautiful house, well decorated and to have friends invited! After all, the nice thing about a house is this… being able to have friends coming over! But I need to remind you all to be very careful! I don’t advise adding people you don’t know into your home, especially if you have any item of material or sentimental value exposed. A careless moment can be dangerous.
